Landlord Fee Information

One full months rent (INC. VAT) subject to a minimum of £500 and a maximum of £2000.

The charge for this service is an initial setup fee equivalent to one full months rent including VAT, subject to a minimum of £500 inc VAT, and a maximum of £2000 inc VAT for every new tenancy. Monthly Fee: 15% inc VAT, payable from the second month onwards. The minimum term of full management is 12 months per tenancy. Payment of set up and management fees are deducted from the rent before payment to the landlord.

The landlord agrees to a fixed term of 12 months with Love Property for any new managed tenancy. If a Landlord wishes to withdraw property management from Love Property UK Ltd during a tenancy, we require 1 calendar month notice after the initial 12 month period.

• Assured Shorthold Tenancy agreement
• Collect and process monthly rent received
• Preparation of a full, photographic schedule of condition and inventory
• Provide photographic tenancy inspections at regular intervals throughout the tenancy
• 24/7 telephone line and online maintenance reporting system
• Arrange vetted local contractors to quote and carry out repairs
• Register the deposit with a Government approved scheme-The Deposit Protection Service (DPS) or transfer to the landlords’ own account (subject to the landlord confirming in writing which deposit protection scheme they are using and that they are taking responsibility for registering the bond).
• Contract renewal, new documentation and negotiation with the tenants about rent increases
• Monitoring of rent payments highlighting late rent payments
• Pursuing tenants for rent arrears, arranging payment plans and monitoring agreed payment arrangements
• Advising the landlord with regards to rent arrears and damages
• Reading of all meters, where possible.

The charge for this service is 8% inc VAT of each monthly rent, with an initial setup fee equivalent to one full months rent including VAT, subject to a minimum of £400 inc VAT, and a maximum £2000 inc VAT. Payment is deducted from the rent before payment to the landlord.
