February: The Winning Month for Home Sellers in 20

Unlocking the Housing Calendar: The Art and Science of Selling - Why February Holds the Keys to Home selling Success. This 2 minute read tells you all you need to know if you are thinking of selling your house in 2024.

Rightmove's most recent analysis delved into millions of properties listed for sale since 2012, examining the associated trends based on the month of listing, excluding 2020 due to the pandemic.

The research reveals that February emerges as the optimal month to list a home, with properties listed during this month typically securing a buyer in just 51 days—slightly ahead of March's 52 days and on par with January. Moreover, an impressive 66.4% of homes listed in February have successfully found a buyer, rivaled only by April, edging out second-placed March at 66.3%.

February listings also boast the highest likelihood of completing a sale, while being the least prone to withdrawal by the owner from the market. With March also ranking high, the data underscores that those preparing to sell at the onset of spring position themselves favorably for a successful move in 2024.

Year-to-date figures indicate an 8% increase in buyers contacting agents about homes for sale compared to the previous year, alongside an 11% rise in the number of new properties listed by sellers.

Here are our top 5 tips to think about before trying to sell your home...

Don't overlook the importance of that initial wow factor. Give some love to the front driveway, garden vibes, paintwork, and the look of your front door.

Turn up the coziness – remember, folks want a home, not just a property. Warm it up with good heating, keep it spick and span, and throw in some candles and diffusers to amp up the buyer experience.

This is an easy one. Invest in some temporary storage wizardry to keep your place shipshape during viewings. Declutter and sprinkle a bit of charm to help buyers picture themselves living the dream.

Keep your furry friends away during viewings. Not everyone's a pet lover, and you want potential buyers focused on your place, not your pet squad.

Experts give the green light for minor touch-ups. Our tip: tackle those small issues that catch the eye without blowing the budget. No need for a wallet-draining renovation spree right before the sale.
